The aim of the proposal is to promote and exploit the beauties of the mouth of the Maldonado stream and its saltmarshes, practically unknown until nowadays. It is connected to the projected linear metropolitan park, the new Jaguel Park and the university campus that will house thousands of students.
From an urban point of view, this area is practically untouched, allowing the development of the requirements associated with the construction of a 5-star hotel and a shopping centre for the next 20 years. The programmatic mix is a significant incentive for consolidating tourism beyond seasons as well as social inclusion.
These urban-metropolitan facilities are in synergy with the establishment, consolidation and densification of a permanent residential structure.
The highest standards of environmental protection were considered, such as the commitment to preserve the green areas by concentrating the buildings in height and freeing land occupation; the planning of the commercial centre roofing system with landscaped areas that, in addition to generating a natural scenery, eradicate the reflective surfaces that affect the environment; the use of renewable energies and the attention to phreatic layers, proposing parking lots at a surface level without neglecting the aesthetic dimension of the architectural project.
