GP joined the conversation at REBS SUMMIT Monterrey 2025

The 13th edition of REBS SUMMIT Monterrey established itself as one of Mexico's most important real estate events. Organized by Inmobiliare, the summit stood out for its commitment to sustainability, being a zero-emissions congress that offered high-value content, an extensive exhibition area, and networking spaces designed to generate real business opportunities. During the event, experts addressed key topics such as sustainable financing, economic trends, private equity investment, mixed-use development, technological innovation in construction, data science applied to real estate, and the rise of tourism and hospitality.


GP had a notable participation through a presentation by Santiago Pérez, Head of International Business Development at the firm. In his talk, Pérez discussed the importance of urban revitalization and how each real estate project can become a key element in positively transforming cities. He emphasized that real impact is achieved when architects, developers, consultants, and other industry stakeholders collaborate, creating projects that transcend the physical boundaries of their sites and actively integrate into public spaces. He also highlighted the relevance of mixed-use developments as a response to people's evolving needs, helping reduce commuting distances and improving urban quality of life.


Finally, he underscored the potential of adaptive reuse as an opportunity to leverage existing infrastructure, preserve local identity, and generate added value in cities. These three elements—integration into public space, programmatic hybridization, and adaptive reuse—were presented as fundamental keys to developing real estate projects that significantly contribute to sustainable urban development.


Among the most relevant topics discussed at the event were strategic opportunities arising from nearshoring and regional integration, investment mechanisms in private equity and debt, the economics of mixed-use developments to create resilient communities, innovations in industrial assets, the impact of Build Tech, and the data science revolution in the real estate sector. Additionally, discussions explored how to leverage the growth of tourism to drive real estate business.


Monterrey is currently positioned as one of the most dynamic and promising real estate markets in Latin America. According to Tinsa's Global Housing Report, during the second quarter of 2024, quarterly sales in Monterrey, Mexico City, and Guadalajara increased by 3.8% compared to the same period the previous year. Monterrey led this growth, accounting for 36.9% of total properties sold among these cities, with a quarterly increase of 13.4%.


Among the factors driving this real estate boom are Nuevo León's robust labor market, which leads national job creation, and the continuous business and commercial development driven by its strategic proximity to the United States. Likewise, accelerated urban development, infrastructure modernization, and the creation of new residential areas have increased the demand for housing and commercial spaces. Monterrey's average annual profitability stands at 6.47%, surpassing other major cities in the country.


The industrial sector is also experiencing notable growth, driven by the nearshoring phenomenon. Foreign companies seek strategic locations in Monterrey for manufacturing, logistics, and distribution, increasing the value of industrial and rural land in nearby areas. Furthermore, the proliferation of multifunctional properties in areas such as Allende and Montemorelos offers new opportunities for tourism and residential developments.
