Construction Management in Architecture and Urban Planning

In architecture and urban planning, executing any architectural project requires establishing a specialized and coordinated work team. This team acts as a quality support system, clearly covering all phases to materialize the project in the best possible manner. Within a studio, this quality support is provided by the construction management team, a key specialized area in its organizational structure.

How is this area structured within GP? 

The construction management team is tasked with safeguarding all technical, aesthetic, urban, and environmental aspects of a project. It maintains a strict level of attention and commitment to realize the work in the best possible way. 

The department is led by Architect José Díaz Mesa, Construction Management Manager, who serves as the technical reference and leads the area through three specialized sectors: 

Construction Administration: 

This sector focuses on the economic control of the project's progress, issuing payment orders, preparing financial reports, controlling payments, and other tasks such as documentary follow-up. 

Chages in Construction: 

Responsible for generating the necessary documentation for the correct execution of construction modifications and complements, this sector also handles the drafting of any adjustments or extensions of details within the project, once it is already underway. 

Construction Management: 

As a specific sector, construction management (CM) ensures the correct execution of the project and the fulfillment of contracts in terms of price, time, and predefined quality, aiming to meet the studio's projections for client satisfaction directly. 

The main challenge for the CM team is to anticipate events to foresee and resolve situations early on that may hinder the normal development of the project, thus ensuring an optimal result.

From the client's perspective, construction management represents the vision and correct fulfillment of the project's objectives. It is the longest stage in the studio's work process, allowing for deeper engagement and strengthening the trust placed in our work, team, and experience. 

Broadly speaking, the essence of this trust and the perceived success of the project primarily depend on meeting the deadlines and costs agreed upon with the client.  

What characterizes a good construction manager?  

To answer this question, we turn to Architect José Díaz Mesa, Construction Management Manager:

"A good construction manager must assume a strong leadership position and have a comprehensive vision of all its components to control its development, always trying to anticipate potential problems. This requires excellent human relations and a reasonable technical background but not necessarily being an expert in everything."
