Urban Growth and New Real Estate Dynamics in Guatemala

The conversation is particularly relevant in light of the transformations taking place across Guatemala’s real estate market. According to INTUS data shared by the Guatemalan Association of Real Estate Developers (ADIG), 9,750 vertical housing units were launched in 2025, compared with 7,900 in 2022, while another 4,501 units entered the market during the first half of 2026.

This growth is accompanied by an agenda aimed at strengthening urban planning. According to Guatemala’s Ministry of Communications, Infrastructure and Housing and UDEVIPO, the country is moving forward with the development of a National Urban Development Policy addressing issues such as territorial planning, land management, housing, and urban growth.

Against this backdrop, the question is no longer simply how much or where to build, but what kind of city to shape. Consolidating existing urban areas and creating new centralities offer different yet complementary paths, with a shared challenge: creating connected, diverse environments capable of responding to evolving ways of living, working, and moving around the city. BOOOM 2026 provides an opportunity to consider Guatemala’s growth through an integrated perspective, where real estate development and urban planning form part of a shared long-term strategy.
