Gómez Platero was invited to take part in ITAM’s Real Estate Finance Course
As part of the fifth session of the 22nd edition of ITAM’s Real Estate Finance Course, Gómez Platero shared its perspective on the role of architecture as a driver of value in real estate development.

Invited by Jorge Castañares, Partner at LLOP Capital and Xpherta Capital ,and a Real Estate Professor at the Instituto Tecnológico Autónomo de México (ITAM), Architect Santiago Pérez, Business Development Manager at Gómez Platero, led the webinar “Architecture as a Driver of Value in Real Estate Development,” sharing the firm’s perspective on the strategic role design can play within the real estate business.
The presentation was built around a key premise: in an increasingly competitive market, architecture goes beyond addressing formal or technical considerations. It can also help anticipate expectations, design differentiated experiences, and align project decisions with the business model and users’ needs.
Key topics addressed during the session included:
- From User Experience to Unique Experiences: how architecture can create memorable experiences through journeys, atmospheres, connections with the surroundings, and new ways of inhabiting and spending time in a space.
- Architecture and business models: the importance of understanding both the client’s objectives and the expectations of end users to enhance an asset’s value.
- From assets to destinations: how traditional programs can be transformed into experiences that broaden reasons to visit, increase dwell time, and strengthen users’ connection with a project.
- Mixed-use developments and new urban centralities: integrating housing, work, retail, culture, nature, and entertainment as a strategy for creating more active, diverse, and resilient environments.
- Wellness as a new dimension of Real Estate: wellbeing as an increasingly relevant component in creating value across residential, hospitality, and healthcare projects.
Gómez Platero’s participation at ITAM provided an opportunity to share experiences and concrete case studies with students, illustrating how different design decisions can influence a development’s value proposition.
This perspective understands architecture not only as a spatial response, but also as a strategic tool capable of integrating experience, context, and business models to generate value in real estate development.
