Link Center Enters a New Phase with Its Groundbreaking in Asunción

Link Center’s groundbreaking marked the official start of construction on one of Asunción’s most significant mixed-use developments. Spanning more than 100,000 sqm, the project brings together offices, residences, hospitality, retail, and dining to create a new urban hub along Avenida Aviadores del Chaco.

Link Center has entered a new phase with its groundbreaking, marking the official start of construction and the transition from financial structuring and design to delivery.


Located on Avenida Aviadores del Chaco, on one of the last major development sites in the heart of Asunción’s corporate district, Link Center occupies a strategic position near the World Trade Center, Hotel Dazzler, and Shopping del Sol. Across 116,563 sqm, the mixed-use program combines Class AAA offices, high-end residences, a boutique hotel, and a retail and dining offering.

The development is backed by Paraguay’s largest investment fund, totaling USD 105 million, and brings together a multidisciplinary team: Cresia, responsible for the project’s conception, overall management, and commercialization; Cadiem, as fund manager; Gómez Platero Architecture & Urbanism, leading the architectural design; PHI Capital Partners, as financial advisor; and Benitez Bittar, as general contractor.


The groundbreaking ceremony brought together representatives from the companies driving the development to share their perspectives on this new phase for Link Center. Among the speakers were Santiago Gómez Carrillo, Director and Co-Founder of Cresia, and Santiago Pérez, Business Development Manager at Gómez Platero Architecture & Urbanism, alongside other representatives from the companies involved in the project.


Link Center: Mixed-Use Architecture in Asunción

Beyond its scale, Link Center is conceived as an integrated urban ecosystem, bringing together multiple programs within a cohesive experience. The design responds to the site’s ten-meter rise in elevation with a stepped sequence of plazas, terraces, and landscaped promenades that connects the office, residential, hospitality, and retail components while extending pedestrian activity across the site.


Along Avenida Aviadores del Chaco, an elevated retail plaza and a large covered atrium establish the main point of arrival and act as a central connector for the complex. From here, the different programs unfold with a balance of independence, connectivity, and complementary uses.

The 34-story office tower, rising 137 meters, features flexible floor plates with approximately 1,400 sqm of usable space per level and integrated technical systems designed to accommodate evolving workplace configurations. Outdoor terraces and amenities including an executive club, sky bar, and sky garden complement the workplace experience.


The residential tower offers high-end residences alongside coworking areas, fitness facilities, swimming pools, a sauna, and social spaces. The boutique hotel, with 110 rooms across 11 floors, introduces an intermediate scale between the metropolitan frontage of Avenida Aviadores del Chaco and the lower-rise residential fabric behind the site.

Mixed Use as a Strategy for Urban Activation

By bringing together complementary programs, Link Center is designed to sustain activity throughout the day and encourage interaction among different users and patterns of use. Here, mixed use goes beyond the coexistence of functions to become an urban strategy—one that activates the surrounding area and creates stronger connections between architecture, public space, and the city.

The project is currently pursuing LEED Core & Shell Gold certification and has already received international recognition. In 2026, it earned Silver at the LADI Awards in the Mixed-Use category and an Honorable Mention at the International Architecture Awards in the Mixed Use Buildings category.


With construction now underway, Link Center begins to translate its vision into built form, bringing together architecture, investment, and urban development in one of Asunción’s most dynamic areas and establishing a new hub of activity along one of the city’s key metropolitan corridors.
