The Rise of Samborondón

Samborondón is a canton located in the central-southern part of Ecuador's coastal region, within the Guayas province. It has been consolidating itself year after year as one of the country's most important administrative, economic, financial, and commercial centers. 

In recent decades, Samborondón has experienced significant population growth and robust development in Real Estate, corporate, and commercial sectors, thanks to a series of incentives proposed by its municipality. These measures have led to a 30% increase in building permits and a 15% rise in the number of businesses established in Samborondón, positioning the construction sector as one of the main industries and sources of employment for the area's residents. 

The boom in Samborondón represents a significant opportunity for all companies interested in gaining a foothold in a strategic access point to all of Latin America. This opportunity also poses a great challenge to generate constructions that can integrate with and enrich the city. 

The canton boasts large urban areas with horizontal constructions, including many homes over 120 square meters and more than 15 shopping centers scattered along Avenida Samborondón. This avenue spans the entire city from end to end and features 6 lanes for all types of vehicles. 

Within the Guayas province, another key development point for Ecuador is Isla Mocolí, located on the territory's east coast and featuring geographical characteristics ideal for developing luxurious and exclusive residential areas. 

The rapid growth of Samborondón needs new buildings that optimize space and can provide all kinds of services. Hybrid and mixed-use projects become essential for investors, developers, and territorial authorities. 

Such projects enhance the location's pre-existing characteristics, promote better circulation, strengthen new central points, and create spaces that improve the quality of social interactions within their communities.

Banco Guayaquil, Agencia Piazza Samborondón (2017).  

Piazza Samborondón is one of the branches designed for Banco Guayaquil, following the general design guidelines associated with its new corporate image. The 590 m² project creates a central plaza-like space, redefining the bank's relationship with the public, placing the user at the forefront, and creating an atmosphere of accessible service.

This 15,882 m² residential project is located in a garden neighborhood within the city's most significant residential development area on Isla Mocolí. Its positioning along the Babahoyo River establishes a close relationship with nature and maximizes the site's views. 

El Parque, Isla Mocolí (2021).  

Also situated on Isla Mocolí, the "El Parque" project is a new 4.2 ha residential development with a strong identity tied to the natural environment and high landscape value, located at the heart of a significant area of private neighborhoods. This project comprises 60 units on individual and multifamily lots with an extraordinary allocation of natural shared areas, dedicating only 50% of the land to private lots to emphasize the landscape and connection with nature. 

Guayaquil Country Club (2021).  

Due to the city's growth necessitating relocation, the new Guayaquil Country Club sports complex is situated in the central urbanization area along the Babahoyo River in Samborondón. This 111.9 ha master plan involves restructuring sports and social programs with a variety of high-quality indoor, outdoor, and intermediate spaces, aiming to attract a wide and renewed audience.
