Kanui is a high rise located in a low density area of the city of Puebla, Mexico, a residential area with great potential for development. The lot faces the Atoyac River on one side and Emiliano Zapata and Benito Juarez streets on the other.
This project is aimed at a young target audience, entrepreneurs, businesspeople or childless couples. The program emphasizes incorporating common areas and amenities that enhance social life, wellness, exercise and good nutrition. Another requirement outlined by the market study carried out by the developer is that the complex should have a sector intended for temporary residence, differentiated from the area of permanent residence. The rental sector, which will operate in Airbnb format, must be linked to the rest of the complex and at the same time have independent access. The proposal must be flexible since this can boost the capacity for renting or selling.
The proposed solution takes into account the aforementioned requirements and the zoning regulations of the area, to create a building consisting of three interconnected towers of different heights – two for permanent housing and one for temporary rental residence. The design proposes development in stages and takes advantage of the location in an area of smaller buildings to maximize the views in all directions.
Located in the base structure are the amenities, a restaurant and commercial area integrated at street level by expanding the public space. Open spaces with amenities are incorporated in the different levels of the building, and the rooftops of each tower have areas of common use such as a coworking space, a sky bar or a terrace.
The program includes 2,777 m2 of residential space distributed in 244 housing units – 190 permanent residences and 54 Airbnb rental units -, 144 m2 of commercial space, 1,776 m2 of amenities and 10,907 m2 of parking on four underground levels with 314 parking spaces.
