The Terrazas de la Costa residential project reimagines coastal living by integrating terraces, amenities, and green spaces—transforming the traditional beach lifestyle into an urban experience defined by a deep connection to its natural surroundings.
The Terrazas de la Costa complex is located at the corner of Rambla Costanera and Río de Janeiro Street in Ciudad de la Costa, Uruguay. Set on a 1,816 m² site and surrounded by 900 m² of green areas, the project is nestled in a medium- and low-density neighborhood with high environmental quality. Its proximity to Rambla Costanera, Avenida Giannattasio, and the green expanse of Parque Roosevelt ensures seamless access to major urban services and amenities.
The architectural concept draws inspiration from the area’s legacy of natural quality of life, evoking the experience of a beach house in close contact with nature. Terrazas de la Costa offers a distinctive living experience, where forest and beach landscapes become part of daily life, promoting a contemporary lifestyle that values the natural environment and coastal residential tradition, while adapting to the needs and expectations of modern living.
The building’s floor plan, with its carefully articulated perimeter, maximizes the linear frontage facing the Rambla, opening up and framing views toward the coastal horizon. In this way, Rambla Costanera serves as a key link between built and natural environments, acting as both an urban and landscape connector. The stepped massing and free-standing perimeter allow for open façades and unobstructed views toward both the coast and the side gardens, ensuring visual permeability and integration with the surroundings.
All units feature generous terraces and built-in barbecues, enhancing outdoor living and direct engagement with the landscape. The design prioritizes spatial quality, orientation, and the sensory experience of living in close contact with nature.
The complex is developed over five levels: ground floor, three typical floors, and a penthouse level. In total, 30 apartments are planned—one-, two-, and three-bedroom units—efficiently distributed to optimize natural light, ventilation, and views. The ground floor includes the entrance hall, circulation core, three one-bedroom units, parking for 30 vehicles, and service areas. Vehicle access is provided via Río de Janeiro Street, preserving the flow along the Rambla.
Each typical floor contains eight apartments: six two-bedroom units, one three-bedroom unit facing the Rambla, and one one-bedroom unit. The top floor offers three units with expansive terraces, barbecue areas, an outdoor pool, and a deck, creating inviting spaces for residents to gather and enjoy.
The architectural design emphasizes spatial quality and a strong relationship with the landscaped surroundings. The façades combine horizontal lines, glass railings, and vertical wood-look exterior elements, creating visual dynamism and richness. The choice of materials and finishes strikes a balance between quality, low maintenance, and durability.
The vertical circulation core, consisting of a staircase and two elevators, is centrally located to optimize the use of the perimeter area and improve sunlight and ventilation. The reinforced concrete structure and modular construction ensure efficiency and rationality throughout the project.
Terrazas de la Costa offers amenities and services that enhance residents’ comfort. The landscaped perimeter, communal areas, and rooftop terrace—equipped with a pool and barbecue—reinforce the project’s value proposition. This residential development contributes to the urban consolidation of Rambla Costanera, promoting an improved quality of life for both residents and the wider community.
